Is It Time to Replace My Roof?

One of the most common questions homeowners ask is, "How do I know when it's time to replace my roof?" The answer isn't always based on age alone. Every roof ages differently depending on the quality of the installation, the materials used, attic ventilation, tree coverage, roof pitch, and the amount of sun and severe weather it has been exposed to over the years.

Many homeowners don't know exactly when their roof was installed, especially if they purchased the home from a previous owner. Fortunately, an experienced roofing contractor can often estimate the approximate age and condition of a roof by looking at the shingles, the amount of granule loss, the condition of the flashing and roofing accessories, previous repairs, and the overall weathering of the roofing system.

Granule Loss

One of the first things we evaluate during a roof inspection is the amount of granule loss. Asphalt shingles are manufactured with protective mineral granules that shield the asphalt from the sun's ultraviolet rays. As a roof ages, these granules gradually wear away.

Some granule loss is normal throughout the life of a roof, but excessive granule loss often indicates that the shingles are nearing the end of their service life. Roofs with heavy sun exposure typically lose granules faster than roofs shaded by mature trees, although heavy tree coverage can create its own problems by trapping moisture and allowing algae, moss, and debris to accumulate.

Roofing Accessories Often Wear Out First

Many homeowners are surprised to learn that the shingles aren't always the first component of a roof to fail.

Plumbing vent boots, pipe flashings, attic vents, and other roofing accessories are constantly exposed to the same sun, rain, and temperature changes as the shingles. The neoprene rubber seals around plumbing vent pipes can crack and deteriorate over time, allowing water to enter the roof long before the shingles have completely worn out. Older roofs may also have plastic roof vents or aging accessories that become brittle after years of exposure to Alabama's weather.

In some cases, these components can be replaced without replacing the entire roof. However, that isn't always possible.

When Repairs Are No Longer Practical

As asphalt shingles age, they become dry, brittle, and tightly bonded together by years of heat and weather exposure. During a repair, it's often necessary to lift the surrounding shingles to replace flashing, pipe boots, or damaged shingles underneath.

On an older roof, attempting to separate these shingles frequently causes them to crack, tear, or break apart. Even when the original problem is relatively small, making a quality repair without damaging the surrounding shingles may no longer be possible.

This is one of the reasons we sometimes recommend a roof replacement instead of continuing to perform isolated repairs on a roof that has reached the end of its useful life.

Storm Damage

High winds and hail can significantly shorten the life of a roof, even if it isn't actively leaking today. Wind can loosen or crease shingles, break their seal, or remove them entirely. Hail may dislodge protective granules, bruise the asphalt beneath the surface, or damage flashing and roof accessories. In some situations, a roof that appeared to have several years of life remaining may need replacement after a severe storm.

Every Roof Is Different

We've inspected roofs that were over 25 years old and still performing well because they had excellent ventilation, quality installation, and favorable conditions. We've also seen roofs that required replacement much sooner due to poor workmanship, inadequate ventilation, storm damage, or years of intense sun exposure.

Rather than relying on age alone, we evaluate the entire roofing system and explain what we find so you can make an informed decision about whether repair or replacement is the better long-term investment.

What Happens During a Roof Replacement?

A roof replacement is much more than simply removing old shingles and installing new ones. Every step of the process plays an important role in the performance of the entire roofing system and helps your new roof protect your home for many years.

At Birmingham Roofs, we follow a systematic approach to every roof replacement. While every home is different, most roof replacement projects follow the same general process.

Protecting Your Property

Before work begins, we take steps to protect landscaping, flower beds, driveways, windows, siding, air conditioning units, and other areas surrounding your home.

Whenever possible, we position our dump trailer close to the home so most of the roofing debris can be thrown directly into the trailer during the tear-off process. However, not every property allows for this. Some homes have extensive landscaping, fences, retaining walls, or limited access that require additional protection.

When necessary, we surround the home with tarps to help prevent nails, shingles, and smaller roofing debris from becoming embedded in the lawn, flower beds, or landscaping. After the tear-off is complete, two or three members of our crew will often come off the roof and spend the remainder of the day cleaning the property while the installation continues.

On steeper roofs, extra care is also taken to protect gutters from ladders, falling debris, and material being removed from the roof.

Removing the Existing Roof

The existing roofing materials are removed so we can inspect the roof structure underneath. This allows us to identify hidden problems that cannot be seen from the ground, including damaged roof decking, deteriorated flashing, previous repairs, improper installation methods, and signs of long-term water intrusion.

Removing the old roof instead of simply covering it with another layer gives us the opportunity to correct problems before they become hidden beneath a new roofing system.

Installing the New Roofing System

Once the roof deck has been inspected and any necessary repairs have been completed, we begin installing the new roofing system.

Depending on the project, this may include ice and water shield in vulnerable areas, synthetic underlayment, drip edge, starter shingles, field shingles, ridge cap shingles, ventilation components, flashing, pipe boots, and other roofing materials designed to work together as a complete roofing system.

Every component has a purpose, and proper installation is just as important as choosing quality materials.
